New Homeowners

Dear Neighbor:
 
Congratulations on the purchase of your new home.  On behalf of the Summit Crossings Homeowners Association Board, we would like to welcome you to the Summit Crossings neighborhood. We are a neighborhood of 131 homes, and we are pleased that you have chosen to call the Summit Crossings neighborhood home.
 
The Summit Crossings Board of Directors is made up of residents who volunteer their time and energy to manage the Homeowners Association for the residents.
 
The board’s primary duty is to preserve the integrity and maintain the appearance of the neighborhood by managing the following:
  • Provide Financial Management & Neighborhood Planning
  • Common Area Maintenance and Repairs
  • Provide Architectural Change/Improvement Guidance
  • Oversee the Declaration of Covenants and Rules Enforcement

Welcome to the Summit Crossings Homeowners Association
Moving onto property governed by a homeowners association can be a confusing and challenging ordeal, especially for those who have never before been involved with a homeowner association. Summit Crossings Homeowners Association would like your experience here to be a positive and enjoyable one.  To help you we have created this brief document to touch upon some key areas of interest for all new homeowners. Garbage Services
Each year, Summit Crossings Homeowners Association works to secure a group discount for individual garbage services.  This helps keep trash pickup from multiple companies to a minimum.  Trash pickup for the neighborhood is Thursday before 7 am.  Trash containers should be out front before 7 am and brought back in within 24 hours.  The program is voluntary. The service is with GFL Environmental.  The previous homeowners should have left a large trash bin, and a recycle (blue lid) trash bin.  If you don’t have those two items, please let the Board know as soon as possible. Trash bins and recycling bins can not be stored in the front or the side of the house.
 
Annual HOA Dues
Each homeowner is responsible for paying dues of $435 each year. Dues notices are mailed in the first quarter of each year.  In addition, $165 is due for garbage service each year at the same time when dues are collected.  Dues can be paid by credit card, debit card, or e-check on our website. You must register as a member on our website to access this site.
 
Swimming Pool
Summit Crossings Homeowners Association residents enjoy the use of a pool at 1232 SW Summit Hill Drive.  The Board grants access to the pool when dues are current.  A fingerprint lock restricts the gate to the pool.  Please contact the Board for registration of all individuals above 15 years old for access.  Pool rules can be found on our website. Architectural Control
One of the benefits of a homeowners association is the ability to create and maintain a pleasing and cohesive physical appearance within the neighborhood. And, to accomplish this goal, the Summit Crossings Architectural Review Committee is charged with reviewing any permanent exterior alteration or improvements. Keep in mind that each homeowner, by accepting the Summit Crossings Homeowners Association governing documents at closing, has agreed to abide by the terms of those documents. They were created for your protection.
 
An important provision of those documents is the mechanism for ensuring that high aesthetic standards are maintained within Summit Crossings. Please keep in mind that Architectural Review Committee Approval is required for any alteration or improvement to the exterior of your property.
 
Before you begin plans for any alteration or improvement, you should first consult your Declaration of Covenants. That document will give you a more detailed understanding of the architectural review process. Communication
The association has a website at summitcrossingshoa.com, which has covenants, Architectural Change applications, and many other useful items. Please register on this site to receive communications from the HOA. Please visit the site regularly. Please note all community information will be posted on the site or emailed to you.  We will not mail communication to homeowners except for the annual invoice for dues.
